Facilities
Caledonian operates form a 42 acre site near Newark in Nottinghamshire. The facility comprises 4 separate factory units, enabling 4 independent projects to be processed at any one time. Each factory is approximately 120,000 sqft in size and each is capable of producing 4 modules (around 200m2 of building) per day or the equvalent of a 120 bed hotel per week.
The head office incorporating management, design, project and commercial teams is also based with the Newark facility.

Compliance
The Caledonian system and construction process has been fully assessed by both Client and independent bodies. Full compliance with Home Office and Military standards, and sector specific regulations (eg. Crown Fire Standards, CTM (Counter Terrorist Measures), JSP and DMG specifications etc.) has been achieved.
Full compliance with latest Building Regulations has been certified by both local authorities and Approved Inspector bodies, and each building is separately certified in line with current regulations. Each building constructed by Caledonian is fully tested in accordance with latest BR Part “L” and Part “E” requirements confirming compliance to both thermal and noise standards, and test history demonstrates that the structures always achieve over performance in these areas.
The Caledonian process has also been independently certified and approved by NHBC and TRADA (CE Marking), ensuring mortgagability and the ability to obtain third party building warranties where applicable (residential units for sale).

Certification to BREEAM “Excellent” and the Code for Sustainable Homes “3-4” has been achieved for many projects. The Caledonian process will achieve “zero waste to landfill” later this year, ie. all construction waste is minimized and any remaining waste that is created is all recycled. The environmental and sustainability credentials are significant for this type of modular, off-site process.

Experience
Since establishment in 1996, Caledonian has constructed over 13,500 accommodation units in the Custodial, Residential, Military and Hotel sectors. In addition many ancillary (non accommodation) buildings for Education, Health and the Commercial Office sector have also been completed
