Caledonian specialises in the design, manufacture and construction of permanent, multi-storey buildings using off-site modular construction (generally termed “Modern Methods of Construction”). The company operates as both Principle Contractor and Modular Sub-Contractor, constructing projects with values between £1M and £50M. Caledonian is the largest off-site constructor of permanent buildings in the UK, with a turnover in excess of £130M.
Operating from a 42 acre site near Newark in Nottinghamshire the Caledonian facility comprises 4 separate factories, each producing modular units, enabling 4 independent projects to be processed at any one time. Each factory is approximately 120,000 sqft in size and each is capable of producing over 200m2 of accommodation building per day.
The Concept - a visionary approach
Through early involvement in the architectural design process Caledonian’s experienced design teams can ensure that the opportunities for pre-engineering are maximized. By evaluating each structure individually, the optimum construction process can be achieved, ensuring that those elements of the building which suit fully volumetric construction are designed to achieve maximum off-site build content. Certain areas of a building may suit alternative construction methods (for example large Hotel reception areas, galleried atria or sports halls): Caledonian’s design teams are able to integrate other construction forms with modular, volumetric and pod construction to achieve the overall optimum solution for construction.
By establishing long term arrangements with Key Clients, Caledonian is able to function as a key part of the Client’s Design Team from the outset of a project. This ensures that maximum value can be achieved, as the construction process is integrated into the building design from design concept, designing out risk and minimizing cost.
