Tulip Inn - Dublin Airport

The first of several projects constructed by Caledonian in Ireland. This Tulip Inn, provides 155 bedrooms over 6 storeys with conference facilities, restaurant, bar, reception and staff areas. The angled form and curved restaurant provide an impressive architectural structure. Fully fitted modular units, each containing two bedrooms and a section of corridor, were manufactured in Caledonian’s Nottinghamshire factory then transported by road and ferry to Dublin.

As with many Caledonian hotel buildings, the large open plan areas for reception, restaurant and bar were constructed using in-situ steel frame techniques, whilst meeting rooms, staff areas and bedrooms were delivered in fully fitted modular units, connected alongside and above the in-situ frame. Rain screen panel claddings were applied to the installed structure which included substantial elements of curtain walling.

From initial order the full, turn key contract was delivered in 40 weeks, with an on site period of only 28 weeks. The project also proved the cost effectiveness of modular construction for export, and that completed modular units can be shipped cost effectively.

  • £4.7 million modular package
  • Composite panel/render and traditional stonework external claddings (by others)
  • External balcony areas formed via the modular structure
  • Low-maintenance single ply roofing membrane over tapered insulation (by others)
