Tulip Inn - Portsmouth

The first of several hotels constructed for the Tulip Inn brand by Caledonian, the Tulip Inn, Portsmouth provides 108 bedrooms over 5 storeys with conference facilities, restaurant, bar, reception and staff areas.

The building design demonstrates Caledonian’s ability to combine construction methods to achieve the optimum architectiural, cost and programme balance. The large open plan areas for reception, restaurant and bar were constructed using in-situ steel frame techniques, whilst meeting rooms, staff areas and bedrooms were delivered in fully fitted modular units, connected alongside and above the in-situ frame. This technique provides a cost effective solution whilst retaining the architectural and branding requirements of the Operator.

A variety of claddings were applied to the installed structure, including terracotta rainscreen tiles, render and curtain walling.

From initial order the full, turn key contract was delivered in 34 weeks, with an on site period of only 24 weeks. Providing a substantial reduction in construction time compared with equivalent traditional construction processes provides the hotel Operator with several months of additional revenue earning time for the hotel, improving the overall investment case substantially.
