Modular, Structural Frame
The main structural element of the module is a welded, hot rolled steel frame. The frame itself can be adapted to suit individual projects requirements, such as; building heights in excess to 20 storeys; the need to accommodate a range of cladding and glazing solutions; shape; ceiling heights and support of other structures e.g. balconies, walkways etc.
Cold rolled steels studs make up the external and internal walls. These are non-load bearing but do add further robustness to the overall building. The stud sizes can be varied to suit site acoustic and insulation requirements.
Floor and ceiling / roof cassettes are also manufactured to suit individual project requirements but again rely on the hot rolled frame which provides a traditional feel to the building. Floors can be upgraded to provide additional acoustic attenuation or accept greater imposed loads required by plant rooms, be these on the ground floor or roof mounted.
Depending on the project, additional bracing can be built in to the units to ensure that the whole of a build project can be produced in a modular format, without the need for additional support. Generally this can allow for an 11 storey building to be fully modular.
The modular frame can also be designed to allow for larger open areas, such as full height open feature entrances and staircases or larger meeting rooms. In such cases the modules will be delivered to site with slave columns and channels that can be removed on site to provided voids or larger internal spaces within the building.
