Total programme length
There are significant programme savings to be achieved by using modular construction, with time on site reduced by up to 50%, which not only reduces disruption but provides a sizable saving on prelims.
Parallel working
Work in the factory can commence at the same time as work to prepare the site. This allows for an accelerated build programme as the two processes take place in parallel.
Module Deliveries
On average 8 modules are installed per day per crane operating on site. As such it is possible to install up to 500 m sq of accommodation per day, if larger modules are used or in the case of a hotel, up to 16 bedrooms a day.
On site time
With a significant proportion of the build and fit out completed in the factory on site fit out is reduced, a 120 bed hotel would require a 16 to 18 week period on site for final finishes, cladding, roofing and completion of front of house and FF&E.

- Second layer of plasterboard to corridor walls, to ensure all corridors line through

- Complete floor, ceiling and wall finishes across module joints

- Distribution of M&E services from risers / along ceilings in corridors
